About this property
A fine superbly presented five bedroom Victorian country house with significant outbuildings including a cottage and studio all within about 13 acres surrounded by glorious countryside.
Description
An impressive Victorian country house in a serene rural setting, set within about 13 acres and surrounded by glorious countryside. Originally dating from 1869, the house was masterfully and sympathetically enlarged in 2017 with refined single and two storey extensions, creating a substantial, energy-efficient home that seamlessly combines classic Victorian charm with the expectations of a sophisticated modern lifestyle.
As an ex dairy farm there are a significant number of outbuildings positioned around a grassed courtyard, one converted into a two-bedroom cottage, and one converted into a magnificent private recording studio.
The accommodation, beautifully presented throughout, offers well-proportioned rooms with a welcoming entrance hall providing access to a snug and study. Double doors open on to the magnificent open plan kitchen/dining/living room providing wonderful, zoned areas for both family living and entertaining. The modern kitchen area has an extensive range of fitted units with quartz worktops and breakfast bar island incorporating an induction hob, fan and combi/microwave ovens. The flooring is a combination of stone and original quarry tiles with underfloor heating. An outstanding feature within the floor is a glass topped illuminated original well, which provides water to the dishwasher, cloakroom and outside water taps. There is a separate utility and boot room.
Upstairs there are five double bedrooms, including the superb main bedroom suite, which enjoys a large en-suite dressing room and luxurious bath/shower room. There is a similarly well-appointed contemporary family bathroom and a further en-suite shower to the second bedroom.
As part of the original dairy farm there are a significant number of attractive outbuildings positioned around a courtyard, now laid to grass, which provide plenty of storage/workshop/amenity space, with one used as a gym, with scope for others to be used as stables for the equestrian enthusiast. Others have been converted as follows:
LARKS COTTAGE
An excellent single storey annexe connected to the main house with two bedrooms, bathroom, and open plan kitchen/living room, ideal for guests, relatives, or potential rental income.
THE LARKS TONGUE
Set up by the current owner, a multi-platinum award winning producer and songwriter, as a state-of-the-art private recording studio, which has hosted some of the biggest artists of the past decade. . In total about 1,200 sq ft divided into two sections and a kitchenette, and cloakroom with underfloor heating provided by a ground source heat pump. “The Tack Room” is a second, smaller recording studio which can be used as an office, rehearsal, or writing room.
In total about 13 acres. Approached via a long concrete track off Marstonfields, which eventually leads to its own five bar gate with plenty of parking and turning space and access to the courtyard. The current owners have created areas of formal garden immediately surrounding the house, including a large, paved patio for al fresco relaxation and gatherings, with much of the remainder “rewilded” as a haven for wildlife, including kestrels, red kites, deer, hares, newts, egrets, and a large pond with island. Four robot mowers maintain the extensive lawns.
