About this property
A substantial courtyard barn conversion in this popular and conveniently situated village
Description
Tucked discreetly away from the village High Street, Lordship Court is a delightful and unexpected discovery. The property comprises an impressive single-storey conversion of a range of original brick and flint, timber-framed barns, adjoining a substantial period farmhouse believed to date back to the 16th century. Arranged around a central courtyard “green”, the light-filled and generously proportioned accommodation extends to approximately 5,343 sq ft. Many of the rooms enjoy vaulted ceilings and large windows overlooking the courtyard, enhancing both the sense of space and natural light. In particular, the principal kitchen/dining/living room features floor-to-ceiling glazing which floods the room with daylight. The conversion has been completed to a high standard throughout, with travertine or wide plank oak flooring fitted to the main reception areas. At the heart of the home is a beautifully proportioned family kitchen, fitted with a four-oven Aga range cooker and painted cabinetry, complimented by both a central and secondary island, finished with oak and polished granite work surfaces. There is ample space for a large dining table and a sitting area, creating a highly sociable and functional space. This area flows through to an oak-floored family room and study area, with French doors opening onto the secluded, lawned courtyard garden, where a large paved terrace provides an ideal space for outdoor entertaining. The main sitting room is particularly impressive, featuring a vaulted ceiling with exposed original beams. A Hasse stove is set on a striking circular glass hearth, with a further versatile area to one side offering generous space for a dining table, creating an elegant and inviting setting for entertaining. The room flows through to a well-appointed study, complete with built-in furniture and elegant oak plantation shutters
The bedroom wing includes a spacious principal bedroom with a dressing room and substantial storage space, as well as an en suite bathroom, fitted with a freestanding bath set on oak blocks, a double vanity unit and a large walk-in shower. Bedroom two also benefits from a generous en suite. There are three further bedrooms, all with vaulted ceilings, along with a family bathroom.
In addition to the main accommodation, the fourth quadrant of the building has been converted and is currently used as a generous games room and bar, extending to just over 700 square feet. With a dedicated kitchen area comprising of a floor-mounted worktop space, a sink, built-in dishwasher and a mini fridge, this versatile room is ideal for entertaining and social gatherings and connects internally to the main house. The space may also offer potential for alternative uses such as a self-contained annexe, subject to any necessary consents.
The property is approached via a shared shingled driveway from the High Street, running alongside open meadowland, leading to a five‐bar gate which opens onto the grounds in front of the barn. With far‐reaching views across the surrounding pasture, there is a two-bay cart lodge-style garage with power and lighting, together with a useful adjoining store room. In front of the property there is ample parking for several vehicles, a long driveway, and a large lawned garden punctuated by a mature tree, providing a sense of space and a rural outlook.
In contrast, at the heart of the building is a particularly charming and sunny enclosed courtyard garden, offering a more private and sheltered outdoor environment. Predominantly laid to lawn and enclosed on all four sides by the barn, this space enjoys a peaceful, secluded feel. A generous terrace sits adjacent to the French doors leading from the sitting area beside the kitchen, making it an ideal spot for outdoor dining and entertaining, and reinforcing the sense of an inward‐looking, private retreat.
