About this property
Handsome Grade II listed coastal home with cottage
Description
Whitehills Farmhouse is a landmark Grade II listed house. It has been a fixture of the countryside since the 17th century, and a notable one being the first house as you approach the coastline from its well known neighbour, Burnham Market.
The attractive and distinctive north faade, with mellow Flemish bond brickwork, catches the eye and is an appealing welcome to the property. It has an obvious charm, which continues inside the house.
A lovely wide entrance hall, with pamment floor and fine staircase, is ideal for the coastal location whether welcoming friends, returning from muddy walks or a day on the water. This leads into the homely kitchen, a dual aspect room enjoying plenty of natural light, with brick floors, dresser, cabinetry and inglenook fireplace hosting a Rayburn cooker. The room comfortably absorbs a kitchen table, with a pantry cupboard and cupboard stairs up to the first floor. Off the kitchen is a delightful study, with panelling and window seats making for a quiet room to retreat to. At the other end of the house is the sitting room, another dual aspect room with engineered wood flooring, alcove cupboards, an open fire for cosiness and glazed door straight out to the south facing garden. The house also has a cellar, with wine bins.
The bedrooms are spread over the first and second floors. On the first floor are two delightful dual aspect double bedrooms. The principal bedroom has an en suite WC, with space to remodel and incorporate a shower, window seats and original cupboards either side of a pretty fireplace. The second bedroom has windows seats too, with a view across to the marshes. A family bathroom serves both bedrooms.
The attic space is extensive, and is divided into four rooms that have been used as bedrooms for children, grandchildren and guests over the years. Part vaulted ceilings help to create space, whilst dormer and gable windows provide views across rolling farmland and out to the coastline.
The house has been owned by the current family for almost 60 years, and whilst perfectly liveable and enjoyed by the owners, the house would benefit from updating in places.
The Cottage/Annexe
Adjoining the west of the house is a single storey cottage, and enjoys the same mellow red brick and pantile roof as the main house. The cottage has been an excellent asset to the house, hosting both long and short term tenants creating a useful income, but could also be used for multi-generational living or simply overflow guest accommodation for the main house.
The cottage has plenty of charm in its own right, with sash windows, a wood burner in the sitting room, and good ceiling height. There are two double bedrooms, a fitted kitchen with views out to a meadow, a bathroom and ample loft space, lending it's self potential future conversion. The cottage has its own private south facing garden.
All services for the cottage are separate to that of the main house.
Outside
The farmhouse has two entrances, which helps to separate the house and cottage when both are in use, but is also helpful for defining where cars and boats are parked. An initial entrance is into a gravelled courtyard between the house and outbuildings, with parking. The second entrance sweeps along the back of the outbuildings and round to a parking and turning area next to the cottage.
The main gardens are ideally located to the south of the house, making the most of the sun and providing a contrast to the coastline to the north. Expanses of lawn stretch away from the house, perfect for family games or simply enjoying, with well stocked herbaceous beds, old apple and walnut trees, fruit cage and kitchen garden, and mature boundaries of shrubs and hedging. A hedge divides the garden from the meadow which could be landscaped, or provides space for a variety of uses.
Location
The village of Burnham Deepdale tends to fly under the radar, given its connection to its more widely known neighbour of Brancaster Staithe. However the village, given its small size, is surprisingly well served. The village hosts Dalegate market, a collection of shops, including caf, and independent shops, pop up events and street food evenings. There is also Deepdale stores, a petrol station and supermarket with bakery and deli.
The adjoining village of Brancaster Staithe is best known for its sailing, the award winning White Horse public house and restaurant, alongside the Jolly Sailors public house, the ‘Fish Shed’ selling fresh seafood and seasonal samphire, a tennis club and a thriving sailing club. Royal West Norfolk Golf Club is one village on, in Brancaster.
The coastal path is a within walking distance of the house which leads to routes alongside the marshes and to long sandy beaches.
To the south of the vlllage is Burnham Market, the most famous of the Burnhams. You can enjoy a coffee from the Tuscan Farm Shop, whilst being tempted by something delicious, a theme of the village which also hosts the Humble Pie Deli and Gurneys Fish shop. It’s a competitive restaurant scene, with the bar set by the award winning Socius, pre-book to avoid disappointment, and NoTwenty9 which has a real energy to it whether its cocktails on a Friday evening, music on a Saturday night or a relaxed Sunday lunch. The Hoste Arms has been a mainstay of the village.
Boutique shops include Anna’s, The Hat Shop, Aurina and Gun Hill for all things stylish and practical, there are art galleries, interior shops, cafes, and GP surgery.
