Our client is a long-established private collector with a substantial contemporary art portfolio accumulated over more than two decades. While overall net worth was significant, a large proportion of wealth was concentrated in fine art and investment assets, resulting in limited immediate liquidity. The client wished to acquire a prime London residence without selling culturally and financially important works from the collection.
Conventional lenders were unable to recognise the art holdings within standard affordability assessments. Million Plus Private Finance structured a facility secured against a diversified selection of blue-chip contemporary works. Independent valuations, provenance documentation, and storage arrangements were coordinated and positioned to a specialist art lender.
The outcome was a £4.5 million interest-only art-backed facility. The structure preserved ownership of the collection, avoided forced disposals, and enabled the property acquisition to proceed in alignment with the client’s wider wealth strategy.
